Agent and backoffice
Their own files, the diary, the offers, the closing room, property management and the money. The executive sees the office overview across all markets.
The operating system for the office that sells and manages multi-million villas. From the listing to the statement for the owner, across three markets and two currencies, on one core.
Discreet, precise and balanced
The villa and the file are the common thread: no line exists without them. What was recorded during the sale is still there when the villa is under management years later: the same documents, the same owner, the same trail.
The villa file with images, land registry, deed and the documents that must be signed before anyone comes in.
The diary with qualified buyers, the briefing beforehand and the report afterwards, per agent and per day.
An offer is an object with its conditions, not a message. It cannot be erased; a correction is a new offer that replaces the old one.
The closing room with the notary or closing agent, the escrow account and the notary statement under the four-eyes principle.
Reports, work orders, inspections, suppliers, keys and the scan of every document that comes in.
The quarter closes and is frozen. Every line can be traced back to the invoice, the work order and the report.
The role comes from the invitation, not from a choice on the screen, and access is restricted at the query, not at the screen. Two-factor authentication is mandatory for everyone.

Their own files, the diary, the offers, the closing room, property management and the money. The executive sees the office overview across all markets.

Their own villa, the money, the log and the statement. Every action on their villa is visible, and that cannot be switched off, not even by the office.

The stay, the service, their own costs and a report that goes straight to the right person.

The released documents and their own offer, nothing more. A buyer technically cannot retrieve anyone else's offer.
On the device and in the browser: owner, board member, tenant and buyer sign in on their phone or simply at a web address. The office works in the backoffice.
All variation lies in the configuration: no code per client and no code per market. A module is switched on or off for your office, from one day to the next.
The sales chain from start to finish.
Villas under management, balanced every quarter.
One engine for sales and property management.
A building with apartment rights.
The portals outside the office.
Every threshold is set per team and not fixed in the code: the length of a viewing, the rest between two shifts, the staffing of a night watch. A new arrangement does not need a new version.
From statement line to invoice to work order to report. That chain is never broken.
The database itself refuses any change to a log entry, an offer, a bank transaction, a notary statement once sent, a finalised statement or a judgement once given. A correction is a new object that refers to the old one.
Not on the screen. A buyer cannot retrieve anyone else's offer, not even with a tampered request.
And nothing of anyone else's. That cannot be switched off.
It shows signals and supplies figures. The assessment and the signature belong to a person and are recorded as such.
An amount always carries its currency. Nothing is ever silently converted or added up across currencies; an overview across markets states the exchange rate and the date.
Including a refusal. Anyone who requested something that was not theirs appears in the office's log.
The platform grows with the offices that work on it. Five things that did not exist a year ago.
Teams, periods, availability and a rules engine that checks the day before it begins. Dragging, assigning, moving, swapping and replacing all follow the same rules; there is no back door that skips them. A block is not a matter of opinion: only the law, a collective agreement or a licence can block, and forcing it changes nothing. When someone drops out, the replacement loop opens by itself: who can take over, who claims it, and what remains open.
Thirty-one documents in four layers: the law, the day, the unexpected, and the people and the file. For each document the version, who adopted it, where it is kept and where the app shows that it is being followed. The app stores the status, never the text; that stays where it is kept. Anything overdue appears as a signal of its own accord and disappears as soon as it has been reviewed. The shop floor gets the same documents in the order of the day, without versions or review dates.
The executive creates positions such as “junior agent” or “backoffice trainee”: a base role with, for each part, a tick for view or edit. A position only restricts and never grants more than the role already allowed. The menu, the buttons and the tabs in the app follow the ticks, and the server refuses the rest and records the attempt.
Each office is a world of its own and sees only its own villas, files, people and money. That separation is enforced by the database itself, not by remembering a condition in every query. An office joins with a one-time invitation and uses it to create its first account itself.
The same four portals as on the phone, at a web address. An owner in Miami, a board member who wants to reread the documents for the meeting or a buyer opening the released documents need not install anything. The backoffice remains what it is: the office's screen.
A new country is a closing model and a template, not a branch in the code. The core does not know which country anything belongs to; the difference lies in how the closing is configured.
The notary, the escrow account and the notary statement with charges, staff and property rights.
Closing agent and escrow, with their own steps and their own documents in the same room.
The notary, with the country's own closing model and templates.
That is why discretion here is not a setting but a property of the model. Access is restricted at the query, not at the screen; what someone may not see is never sent.
For the office and for the owner, the tenant and the buyer. Without exception.
Your office's data is shielded from every other office at the storage level. A forgotten condition in a query is therefore not a leak.
What we show runs on fictitious data. Nothing from an office that comes on board is shared, with anyone.
Nobody is counted. Owners, tenants and buyers get access to their own file at no cost. So there is never a reason to leave anyone out.
No licence, no tiers and no price per person. Two parts, and three rules around them.
The amounts are set out in the pricing guide, with two worked examples and what it means at your scale. Request the pricing guide; we will send it the same day.
In one hour we take one villa through the entire system: the listing, the offer, the closing and the statement for the owner. You see what is fixed, who sees what and where your office saves time. We take none of your data with us.
